Overview
The Sustainable City – Yiti is the first phase of the Yiti Integrated Tourism Development, on the Muscat coastline overlooking the Sea of Oman. It is created by OMRAN Group (Oman Tourism Development Company) and Diamond Developers around clean energy, recycled water, local food production and car-free neighbourhoods, on a 9.38 million sq ft master-planned site. The developer describes it as the region's first net-zero emissions city.
Construction is reported at more than 70%, with final handover planned by 2027.
Three residential collections
- The Plaza: studio, 1, 2 and 3-bedroom apartments in five residential blocks around shaded arcades, retail and dining. 1-bedroom from OMR 86,000, 2-bedroom from OMR 127,000, 3-bedroom from OMR 213,000. Studios (from OMR 54,000) are sold out in the current release.
- Sustainable District: 264 semi-detached courtyard townhouses in the West District and 36 detached garden villas with private parking in the East District, along car-free sikkas and shaded gardens. Townhouse 3 bedrooms + maid from OMR 239,000 (BUA 252–261 m²), townhouse 4 bedrooms + maid from OMR 267,000 (BUA 282–289 m²), garden villa 4 bedrooms + maid from OMR 455,000 (BUA 459 m²).
- The Arc: 132 fully serviced residences on the marina in 14 typologies across the Oria, Onda and Opal collections, with sea views, 24/7 concierge, marina access and valet, a residents' pool, private lounge, 24-hour security and private parking. 2-bedroom from OMR 420,000, 3-bedroom from OMR 786,000, 4-bedroom and penthouse from OMR 871,000.
Community and lifestyle

Location
On the Yiti coastline in Muscat Governorate, between the Hajar Mountains and the Sea of Oman. Approximate drive times: 12 minutes to the National Museum, 23 minutes to the Royal Opera House Muscat, 28 minutes to the Sultan Qaboos Grand Mosque and 40 minutes to Muscat International Airport.
